Electrical Testing

As regulations and legal requirements are constantly changing, Bright Spark continually invest in on-going training. The latest software and test equipment allows us to provide you with the most cost effective options for your inspection and testing requirements.

Electrical Installation Condition Reports (EICRs)

These are often known or referred to as home buyer's surveys or landlord reports. We have extensive knowledge and experience of carrying out fixed wiring tests and the associated certification. We frequently test everything from a single domestic property up to commercial installations with dozens of distribution boards.

How Often Should An Electrical Installation Condition Report Be Carried Out?

The institute of Electrical Engineers recommends the following maximum time frames between inspections and testing:

  • 10 years for a domestic property
  • 5 years for a home that is rented out
  • 5 years in educational establishments
  • 3 years in leisure complexes (excluding swimming pools, which should be tested annually)

A full electrical inspection should also be undertaken when a property is being prepared for letting or when selling or buying a property. Following an inspection, we can then issue an electrical condition report detailing any non-compliance with current regulations.

Objectives of a condition report:

  • To maintain data of the inspection results and ensure the installation is safe for use until the next inspection
  • To detect any signs of wear and tear and any other issues that may affect safety
  • To detect any components that do not meet IEE regulations
  • To detect any problems that may cause overheating and electrical shocks

Any issues found will be delivered with codes to the potential problems:

Code 1 – Danger Present, risk of injury, immediate action required
Code 2 – Potentially Dangerous – Urgent remedial action required
Code 3 – Improvement recommended

Fire Alarm and Emergency Light Testing 

We specialise in the installation, testing and on-going maintenance of fire alarms and emergency lighting in let properties, moreover we are fully conversant with local HMO requirements. In addition to key holding services offered to our customers we also provide our testing and maintenance services for commercial and domestic properties.

Fire Alarms In The Home

A working fire alarm in your home can save lives – Bright Spark electricians recommend you having a smoke alarm installed on each floor of your home. To ensure it is working properly, you should test the alarm once a week and change the battery once a year. If your smoke alarm is over 10 years old we recommend replacing the whole unit.

Legal Responsibilities for Landlords and Letting Agents

As a landlord or letting agent, you must ensure that a smoke alarm is fitted on every story of your residence. In addition to this, a carbon monoxide alarm must be fitted in every room with a solid fuel burning appliance – these appliances must be tested and working before the start of any new tenancy.

A condition report is an important measure of safety to protect your home and your family against the dangers of electrical mishaps. At Bright Spark, are registered, Part P approved electricians are extremely competent NICEIC Registered and are well equipped to carry out this inspection following the 18th Edition of IET Wiring Regulations: BS 7671:2018+A2:2022.

Electrical & Consumer Unit Safety

Consumer unit upgrades should always be carried out by a qualified and registered electrician. Never compromise your safety by attempting to do it yourself. 

Additionally, the installation of a consumer unit must be carried out in accordance with thethe 18th Edition of IET Wiring Regulations: BS 7671:2018+A2:2022 7 Part P Building regulations. Your electrician must give you a Part P Certificate that confirms that the consumer unit has been installed in accordance with these recommendations

You just saved us the biggest headache ever; after months of electrical problems ( now resolved), we had a ‘no power situation’. After checking circuit boards, switches etc we were at a complete loss.
