New Rules on Electrical Safety for Landlords

New measures and regulations have been designed to ensure mandatory electrical inspections are carried out by competent & qualified inspectors.

On 29th January 2019, The Ministry of Housing, Communities & Local Government + Heather Wheeler MP.

The Minister for Housing and Homelessness Heather Wheeler MP said:

  • Everyone has the right to feel safe and secure in their own home. While measures are already in place to crack down on the small minority of landlords who rent out unsafe properties, we need to do more to protect tenants.
  • These new measures will reduce the risk of faulty electrical equipment, giving people peace of mind and helping to keep them safe in their homes.
  • It will also provide clear guidance to landlords on who they should be hiring to carry out these important electrical safety checks.

The new guidance announced in January is following the various Government Regulatory paths at the moment.   At Bright Spark Electrical, we were advised by a Government Officer in the Ministry of Housing, that once these Guidance’s have been announced, then the regulations will follow soon afterwards, although the Officer could not comment as to the timely application.

Part of the regulations are that Private Landlords should have Electrical Installation Condition Reports carried out to their privately rented accommodation which is 5 yearly, or at change of tenancy.   

This also covers Portable Appliance Testing (PAT) of all landlords electrical equipment such as fridges, Cookers etc.
